CHAPEL RESTORATION                               Cold Spring, NY

River Architects led the restoration of the Chancery building roof and exterior envelope at the historic Chapel Restoration site in Cold Spring, NY. The project resolved long-standing water infiltration, heat loss, and structural concerns, while preserving the building’s original design and community use.

Work began with the careful removal of green roof planters and metal copings to inspect and repair underlying membrane, parapets, and scuppers. The roofing system was re-sealed, ensuring continuous waterproofing without altering the appearance of the structure. Skylights were raised and re-flashed to address leaks, with new insulation and UV-resistant finishes added. All work was reviewed and approved by the Historic District Review Board.

To improve thermal performance, 2-inch rigid insulation was installed across the roof and turned up at the parapets. Roof vents were inspected and sealed, and drainage issues at the basement level were resolved through regrading and concrete repair.

River Architects provided full construction documentation, contractor coordination, and site observation throughout the process. Flood testing verified the effectiveness of the repairs before the green roof system was reinstalled.

This project followed the 2023 green roof restoration, completed in collaboration with Hudson Garden Studio. Together, these efforts honored architect Peter Smith’s original design while ensuring the long-term performance and sustainability of this beloved community space.
