Job Summary:
We are looking to hire an experienced Construction Manager to oversee high-performance, high-end residential projects in Westchester and Hudson Valley area. The successful candidate will be responsible for managing the projects from pre-construction phase through turn-key status with high quality care, maintaining excellent client relations and upholding our firm's reputation for excellence.
Responsibilities and Duties:
Coordinate and execute pre-construction services including but not limited to review of preliminary drawings, advising on constructability and value analysis, interviewing subcontractors, preparing Control Estimates, scheduling, outlining permitting process, reviewing insurance requirements, etc.
Administer contracts, change orders, pay applications and claims with the assistance of support staff.
Collaborate with architects, engineers, subcontractors, and other stakeholders to ensure project objectives are met.
Coordinate meetings between Owners, Architects, and subcontractors to provide cohesive, integrated project delivery and informed Control Estimates.
Create, monitor, and update project schedules, budgets, and timelines.
Provide ongoing review of design drawings for potential cost increases, constructability, more effective way to deliver design intent, potential errors and omissions, code conflicts, etc.
Oversee and coordinate the construction process from planning and design stages to final completion.
Provide on-going field reports through Builder Trend with assistance from support staff.
Provide on-going project budget reports through Builder Trend with assistance from support staff.
Develop and implement quality control procedures to ensure compliance with building codes, safety regulations, and company standards.
Communicate regularly with clients to provide progress updates, address concerns, and maintain client satisfaction.
Manage subcontractors, including hiring, scheduling, and performance evaluation.
Negotiate contracts and change orders with vendors and subcontractors.
Review and approve project documents, including plans, specifications, and reports.
Identify and mitigate potential risks or issues that may impact project success.
Coordinate required purchases with support staff.
Deliver project closet out by coordinating necessary documentation and collection of lien wavers with the support staff etc.
Required Skills and Qualifications:
A minimum of 5 years of construction management experience in architectural projects.
In-depth knowledge of construction processes, building codes, and safety regulations.
Excellent communication, leadership, and problem-solving skills.
Proficient in project management software and tools such as Builder Trend.
Ability to anticipate potential issues and addressing them before it becomes a problem.
Strong negotiation and conflict resolution abilities.
Experience with budget management and cost control.
Client-focused and results-oriented approach.
Proficiency in using Microsoft Suite 365.
Preferred Qualifications:
Experience with Builder Trend
Bachelor's degree in construction management, architecture, engineering, or a related field.
Professional certification in construction management, such as Certified Construction Manager (CCM) or Project Management Professional (PMP).
Experience with Passive Building execution, working with Phius (Passive House Institute US) Rater/Verifier, and certification documentation submissions
Experience with other sustainable building practices and green building certification programs, such as LEED.
Experience in navigating BIM software (not drafting).
